What Is End of Tenancy Cleaning?

End of tenancy cleaning is not the same as a regular weekly clean. It means returning the property to the same standard it was in when you moved in minus fair wear and tear. Inventory clerks compare the checkout condition directly against the check-in report. If something was noted as clean at the start, it needs to be clean when you leave.

The key thing people miss is that inventory clerks are trained to check the spots that tenants forget. They are not doing a casual look around. They have a checklist and they work through it methodically.

Kitchen - The Most Inspected Room

The kitchen is where most deposit deductions happen. Grease, limescale and food residue build up in places most people do not think to clean. The oven interior is one of the most common reasons for deposit deductions - inside the racks, the door glass inside and out, the base, the grill pan and any grease traps.

Behind and underneath the fridge and oven. Pull them out. Inventory clerks check here every time. Inside all kitchen cupboards including the corners and the back of each shelf. Top of the extractor hood - grease builds up here and is very visible. Inside the microwave including the roof. Washing machine drawer housing - not just the drawer itself but the recess it sits in.

Bathroom - The Details That Fail

Bathrooms fail on the details. Most people clean what they can see. That is not enough. Grout lines - mould in the grout is one of the most common deductions. Silicone seals around the bath and shower - if they have gone black they may need replacing rather than cleaning. Limescale on taps, the showerhead and the shower screen. Extractor fan cover - dust gets caked on these. Inside the shower tracks and door runners. Behind the toilet and around the base. Inside the toilet cistern - some landlords specifically include this on their checklist.

Bedrooms - Looks Clean, Is Not Always

Inside wardrobes - the corners, the runners, the tops of the doors and the shelves at the back. Under the bed - always checked, always dusty. Window sills and tracks inside the frame. Under the blinds - I have been in properties where the blinds have not been touched in years and the dust is immediately visible. Skirting boards along every wall. Light switches and plug sockets. Top of door frames. Always clean after all furniture has been moved out, not around it.

The Hidden Spots Nobody Thinks of

Under the freezer - mould grows here silently. Dryer filter housing - inside the recess, not just the filter. Front door inside and out including the letterbox. Inside all drawers and cupboards throughout the property. Top of the kitchen cabinets. Any furniture included in the tenancy - inside and underneath. Garden if applicable - bins emptied, patio swept and free of weeds.

The Truth About End of Tenancy Cleaning

Even properties that look clean can fail inspection. Not because the tenant did not try. Because inventory clerks know exactly where to look and most tenants do not. I have walked into properties in Leicester after so-called professional cleans and found mirrors covered in marks, mould in the bathroom, dust under the blinds that had clearly never been touched. The cleaner had been in. The visible surfaces looked okay. But the things that actually get checked had been missed completely.
